Most of our calls start with an adult child — often from out of town, often already exhausted. Here's how we make the next part easier.
Common situations we handle
- Right-sizing. A parent is ready to move from the family home to something smaller, and the house needs decades of belongings sorted before it can list.
- Move to care. A sudden change in health means a quick transition to assisted living or a family member's home — and someone has to handle the house.
- Probate. A parent has passed, and the executor or trustee needs the home cleared, valued, and sold under the court's timeline.
- Distance caregiving. You live across the country, you can't be on site every week, and you need someone you can trust to call you with the truth.
How we work with families
You're not the client by accident — you're often the one making the calls. We treat that with the seriousness it deserves: regular check-ins, clear written updates, photo documentation of the home's progress, and decisions queued up with options and recommendations rather than 30 questions at once.
And we never push your parent into anything. Their pace, their voice, their decisions.
What we won't do
- We won't pressure your parent to list before they're ready.
- We won't throw away keepsakes without a documented review.
- We won't recommend a service we wouldn't use ourselves.
- We won't go around you to your parent — or vice versa — without permission.

Can you start before I'm in town?
Yes. Many engagements begin with a video walk-through and family call. We send written summaries and photos so you can make decisions remotely.
What if my parent isn't sure they want to sell?
That's fine. We start with a conversation — no listing agreement, no pressure. If staying put is the right call, we'll say so.
How long does the whole process take?
It varies. A right-sizing transition is often 60–90 days. A probate sale depends on the court's timeline. We'll give you a realistic estimate after the first conversation.
What does it cost?
